Annual range of gross income from nights booked, from a typical property to the top-earning 25%. Market data from the last 12 months, adjusted downwards with our own real results. Updated: October 2026.
We start from what active holiday-let listings in each area have earned over the last 12 months, according to PriceLabs. We only count nights booked: no cleaning, platform fees or taxes. We then adjust the figures downwards using the real results of the properties we manage, so the estimate isn't inflated. This is a market estimate, not a guarantee of income.
Are the figures net or gross income?
Gross: what guests pay for the nights, before management, cleaning, platform fees, utilities or taxes. Your personalised report breaks down the costs and what you keep.
Do I need a licence to rent by the night?
Yes. In Andalusia the property must be registered with the Tourism Registry as tourist accommodation. If you don't have a licence yet, we can help you with the application or look at seasonal lets (1 to 11 months), which don't need one.
How much does Valle Properties charge?
We work with a single, all-inclusive commission on income: listing on Airbnb and Booking, dynamic pricing, guest support 7 days a week, professional cleaning and a monthly report. We'll set it out in your personalised report, tailored to your property.
Can I still use my property?
Yes. You block the weeks you'd like to keep for yourself and the report takes them into account.
Why does summer matter so much?
July and August bring in a large share of the income. In the low season we offer long-stay discounts to fill the quieter months.
Which areas do you cover?
From Sotogrande to Marbella: Sotogrande, Torreguadiaro, Manilva, Casares, Estepona, San Pedro de Alcántara, Nueva Andalucía, Puerto Banús and Marbella.
